THE CHALLENGE

 

As part of a larger project team working to combine two existing condos into one continuous space, our challenge was to ensure that the client's new smart technologies helped create a consistent and modern aesthetic.

THE PROCESS

Working closely with the client and architect, we designed a smart home solution that emphasized the home’s connection to the natural light and the areas most important to the client. Since the new home represented a significant living shift for the client, we planned the solution to be adaptive, growing and changing as the client’s living habits evolved. We discovered that the building required that all shades be identical, and the clients asked us to create a solution that would help the blinds disappear when not in use.

THE HOME

A modern, 6,000 square foot condo created from merging two condos on the 4th floor of a 20-story building. The unit came with 3,000 square feet of deck space and a pool.

THE SOLUTION

It was critical that the smart home solution blends with the home's decor in a seamless way. The emphasis was on natural light and the view, with an automated shade system giving the client perfect control of the home’s expansive window array. In the living room, a fireplace and a waterfall frame the primary television, supported by a custom sound system. Complying with building mandates, we selected shading solutions that matched the building’s requirements while customizing fascias to conceal the blinds when not in use. We highlighted a green wall inside the home with custom lighting functions.

 

Outside, we incorporated an expansive sound system into the hardscape which features a large, in-deck pool and an outdoor kitchen area, which we also expertly lit. A clear understanding of how the pool would be used and any potential risks were critical inputs into system design (controls, cameras for monitoring, sound levels, etc.). The resulting solution finds a connection between each area in the home, from the indoor areas to the deck, by connecting lighting and audio solutions to one another.

INTERIOR DESIGN

​

Because we were involved with the home’s interior and architectural design team early on, we effortlessly integrated the smart home technology into the space. Each solution was tailored to minimize the presence of the gear, providing non-invasive, intuitive interfaces to the system without compromising convenience or ease-of-use. Tight coordination with the builder allowed for all TVs to be integrated with stone and millwork built-ins, resulting in a truly custom solution that’s a delight to the homeowner and his guests.

ONGOING SUPPORT

 

Part of the post-installment discovery for the client was that some automated blackout drapery in the master suite was required, providing an additional layer of privacy and accommodating a changing sleep schedule. In addition to providing regular check-ins and system updates, we also updated several lighting schemes to better suit the needs of the client.
